If you are looking at Iskandar Puteri or Gelang Patah, the first thing I would ask is not “which project do you like?” It is what does your weekly routine actually look like?

This side of Johor is attractive because it combines newer townships, landed homes, condos, international schools, family attractions and access towards the Second Link. But the area is large, so the exact location matters a lot.

There is no absolutely good or bad property. What matters is whether it fits your needs.

Why Do Families Consider This Area?

For families, one major attraction is the concentration of international education on the western side of Johor. Marlborough College Malaysia and Raffles American School are both in Iskandar Puteri, so this area often enters the shortlist when school location is a priority.

There are also family-oriented destinations and everyday amenities around Medini and Iskandar Puteri, including LEGOLAND Malaysia and Sunway Big Box. For healthcare, Gleneagles Hospital Medini is another important point families may consider.

The useful question is not simply “Is there an international school nearby?” It is whether the exact home gives you a practical school run every morning.

Closer to Singapore? Yes, But Which Route?

If you travel to Singapore through Tuas / the Malaysia-Singapore Second Link, this side is naturally worth looking at. That is especially true for buyers who do not need to be close to JB city centre every day.

But I would still avoid selling a house only with the phrase “near Singapore”. Gelang Patah, Medini, Horizon Hills and other parts of Iskandar Puteri do not give you the same driving pattern. Your actual route matters more than the district name.

Condo or Landed Here?

This area gives you both. A condo can make sense if you want easier maintenance, security and access to newer township facilities. A landed home may suit a family that needs more parking, more rooms, outdoor space or a longer-term home.

I would compare not only the selling price, but also renovation, maintenance fees, driving time, usable space and how long you expect to stay.

Who Does This Area Suit?

I would put Iskandar Puteri / Gelang Patah on the shortlist for families using international schools on this side, buyers who prefer the western Johor corridor, and people whose Singapore route is more towards the Second Link.

Who May Not Like It?

If your work, school and social life are mostly around Tebrau, Mount Austin or the eastern side of Johor Bahru, the extra driving may become tiring even if the house itself is attractive.

Buying for Investment?

For investment, I would not rely only on “Iskandar growth” as a story. I would still check the realistic tenant profile, competing supply, maintenance fees, rental range and who is likely to buy the property from you later.

A lower entry price can look attractive, but the investment only works if the demand and holding cost make sense.
