If you are looking at Skudai, Bukit Indah or Perling, I would not treat them as one identical neighbourhood. They sit in the same western side of Johor Bahru, but the daily feel can be quite different depending on where you work, where your children study and whether Singapore is part of your weekly routine.

There is no absolutely good or bad property. What matters is whether it fits your needs.

Why Do Buyers Choose This Side of Johor Bahru?

One reason is simple: this side already has a strong everyday-living ecosystem. Bukit Indah has AEON Mall Bukit Indah, while the wider Skudai side has Sutera Mall and Paradigm Mall Johor Bahru. That means groceries, dining, shopping, entertainment and daily errands are already part of the area instead of something you have to wait for in a future masterplan.

For families, the western side also gives you access towards Iskandar Puteri. If international schooling is important, options such as Invictus International School at Horizon Hills are on this side of Johor. The key is to check the school route from the exact house, not just the district name.

What About Singapore?

This is where I would ask one more question: Which checkpoint do you actually use?

If your routine is more towards Tuas and the Second Link, the western side can make more sense than living deep in the eastern part of Johor Bahru. But Skudai, Bukit Indah and Perling are still not the same location. Some parts are more practical for the Second Link, while others keep better flexibility towards JB city and the Causeway.

So I would never sell a property here simply by saying “near Singapore”. I would check your real driving route first.

Who Does This Area Suit?

I would shortlist this area for buyers who want an established part of Johor Bahru, need easy access to shopping and daily services, or prefer the western side because of work, school or Second Link travel.

It can also make sense for families comparing landed homes with condos because the area gives you a fairly wide range of property types and price points.

Who May Not Like It?

If most of your life is in Tebrau, Mount Austin, Pasir Gudang or the eastern industrial side, a cheaper or bigger house here may not compensate for the extra daily travelling.

This is why I prefer to compare daily route + total cost + property condition, not only the asking price.

Buying for Own Stay or Investment?

For own stay, I would focus on commute, school route, parking, renovation and how close you want to be to daily amenities.

For investment, I would look at realistic tenant demand, competing supply, maintenance cost and which buyer profile is likely to take over the property later. A convenient location is useful, but the numbers still have to work.
