If you are looking at Permas, Seri Alam or Masai, I would first ask where your weekday life actually happens. This side can be very practical if your work, school or family routine is already in the eastern part of Johor Bahru.

One thing buyers sometimes underestimate is that this side is not as disconnected from JB city and the checkpoint as it may look on a simple map. Highway connections make a big difference.

There is no absolutely good or bad property. What matters is whether it fits your needs.

Why Do Buyers Choose This Side?

For buyers working around Pasir Gudang, Permas Jaya, Masai or Seri Alam, the biggest advantage is often simple: you can keep work, school and daily errands on the same side instead of crossing Johor Bahru every day.

Bandar Seri Alam also has established healthcare through Regency Specialist Hospital, while Permas Jaya gives you an older, more mature commercial and residential environment.

What About JB CIQ and Singapore?

This side is often more convenient than buyers expect if your Singapore route is through JB CIQ / the Causeway. Road links such as the Pasir Gudang Highway and connections towards the Eastern Dispersal Link help move traffic towards central Johor Bahru and the checkpoint.

So I would not automatically rule out Permas, Seri Alam or Masai just because they sit further east. For some buyers, the actual drive to JB CIQ can still be reasonable, especially compared with crossing the entire city from the far western side.

Of course, Permas, Seri Alam and Masai are not one single location. I would still check the exact house, highway entry point and your normal departure time before calling it “near the checkpoint”.

What About Schools?

Families should compare the exact school route instead of assuming every part of the east is equally convenient. There are private and international education options on this side, including Invictus International School in the Seri Alam area.

If school is one of your main reasons for moving, I would check the morning travel time from the exact property before deciding.

Who Does This Area Suit?

I would shortlist this area for buyers working on the eastern side of Johor, families who want to stay close to Seri Alam / Masai / Permas Jaya, and buyers comparing landed homes where space and price are important.

It can also suit people who use JB CIQ but do not need to live in the city centre itself, especially if their weekday life is already on this side.

Who May Not Like It?

If your children study in Iskandar Puteri, you use the Second Link often, or most of your work and social life is around Bukit Indah / Gelang Patah, this side may create too much cross-city travelling.

Buying for Investment?

For investment, I would look at the actual employment and tenant base nearby, realistic rental, competing units, renovation cost and future resale demand.

Industrial and employment activity can support housing demand, but that does not mean every property is automatically a good investment. The entry price, tenant profile and holding cost still need to make sense.
